Somebody is going to need a place to rent near a big new plant. That doesn’t mean they’re going to rent your house.
That’s the sentence I’d tape to the monitor of anyone doing rental property investing in Blythewood SC right now. The Scout Motors manufacturing plant is a major new employer and a long-term housing-demand driver worth studying. But new workers choose where to live based on commute, schools, price and what’s available. Some will rent in Blythewood. Some will live in Columbia, or somewhere else along I-77. Nobody can tell you the split.
So I build a Blythewood rental around demand I can see, and I let the plant be a bonus if it shows up.
Blythewood SC rental market for investors: who rents here
Start with the people, not the property.
Families watching the schools. Blythewood is served by Richland School District Two. Some families want into a specific attendance zone before they’re ready to buy, and renting gets them there. Confirm the assigned schools for any address you consider. It shapes who applies.
Commuters. Blythewood sits north of Columbia along I-77. Households working toward Columbia may rent here for a quieter setting or more space.
People who want room. Rural Blythewood has acreage and older homes on land. There’s a tenant for a house with a yard you can’t see the neighbors from, and that tenant often stays a long time.
New arrivals, eventually. If plant hiring brings people to the area, some will rent first while they learn the region. Watch for it. Don’t price your purchase as if it already happened.
The practical move: track rental listings and how long they sit in each part of Blythewood for a few months before you buy. A pattern you’ve watched yourself beats any forecast you’ve read.
Which properties to buy rental property in Blythewood SC
Single-family homes in newer subdivisions
Easy to comp, easy to rent, lighter on surprise repairs. The catch: they’re rarely discounted, and some neighborhoods have HOA rules about leasing. Read the covenants before you write an offer. If rentals are restricted, it isn’t a rental.
Older homes on acreage
Where the discount and the work both live. Expect a well, a septic system, maybe outbuildings. Tenants here tend to be stable, but the maintenance list is longer. Budget for the things a city lot never has.
Land with a mobile home
I do land and land-plus-mobile-home deals in rural Midlands counties, and Blythewood’s rural edge fits that profile. Financing, insurance and tenant expectations work differently than a site-built house. My land and mobile home guide covers what to check.
BRRRR in Blythewood SC
Buy, rehab, rent, refinance, repeat can work here, mostly on the older or neglected houses that come at a real discount. A clean subdivision home bought near full value leaves little to recapture.
The order matters:
- Buy on today’s numbers. No future demand baked into your price.
- Rehab once, for durability. Hard-wearing floors, simple finishes, systems you won’t touch again for years.
- Rent to a tenant you’ve screened carefully. The same criteria for everyone, written down, applied consistently.
- Refinance on the appraisal, not your hopes. Many investors use a DSCR loan for this step. Learn how they work in DSCR loan basics.
- Repeat only when the first one runs clean. Two deals is luck. Twenty is a system.

What to watch before you buy a Blythewood rental
- Leasing restrictions. HOA and covenant rules can limit or prohibit rentals. Check first.
- County line. Part of Blythewood is in Fairfield County. Taxes, offices and procedures depend on which side the parcel falls.
- Property tax treatment. In South Carolina, a rental is generally assessed at the 6% ratio rather than the 4% owner-occupied ratio. Run your numbers that way.
- Rural maintenance. Septic pumping, well equipment, long driveways and tree work all belong in your reserves.
- Management distance. If you live across the Midlands, decide early whether you’ll self-manage or hire help. My notes on property management lay out the trade-offs.
